Dubai’s leadership Sheikh Maktoum bin Rashid Al Maktoum approved a 128 billion dirham ($35 billion) plan to build a new passenger terminal at the emirate’s Al Maktoum International Airport. The terminal will be five times bigger than Dubai’s main international airport and the biggest in the world.

The first phase of the airport project is expected to be ready within 10 years. Its capacity is 150 million passengers annually.

The Airport Capacity

The airport will be five times larger than the current Dubai International Airport. It will accommodate around 400 aircraft gates for smoother travel operations. It will also feature five parallel runways to manage the air traffic efficiently.

According to analysts and property developers, the new Airport expansion is expected to boost demand for residential and commercial real estate in Dubai South and its adjacent areas.

“This move is going to be helpful to build lower cost housing to facilitate all of the airport staff, there’s going to be a huge demand on warehousing space, also it’s going to put pressure on prices on hot areas like Discovery Gardens, Dubai Investment Park and Alfurjan” Andrew Elliott, Head of Commercial at Chestertons MENA.

There will also be more demand for commercial, industrial, and warehousing space from companies that supply airlines and airport operations.
